National Landing’s resident population has stabilized at 28,000, a 9% increase since 2024, which was a record post-COVID year for residential unit delivery. The median age decreased to 34 in 2024 from 35 in 2023, and the area remains diverse with 51% of residents identifying as a person of color.

National Landing’s highly educated resident base presents a strong local talent pool that renders an annual median income of $128,000, a 1.4% year-over-year increase. National Landing attracts a well-balanced mix of residents and workers with a ratio of 1.4, which enables more daytime activity and 18-hour vibrancy.

Significant Share of Tech & Defense Jobs

National Landing’s strong foundation of office-based jobs brings many highly skilled workers to the neighborhood, including 8,500 Amazon employees that fulfill 22% of all National Landing jobs. Considering National Landing has a significant share of jobs in the tech or defense industries in the DC region at 28%, it’s no surprise that more than 40% of National Landing’s share of office-using jobs must be conducted in-person. National Landing’s office assets are equipped with SCIF and other specialized spaces to accommodate this uniquely dense job concentration.

National Landing also hosts large hospitality and retail sectors which collectively account for 16% of all jobs, diversifying the area’s economy and supporting the return of office workers.

Increased Leasing with NIQ Launch

With the recent launch of the National Innovation Quarter, Q1 office vacancy remains stable at 23.2%, slightly below Arlington County's overall vacancy rate of 23.4% thanks to a surge of new, renewed, and expansion leases of tech and innovation companies. The area has seen nearly 90 new and renewed office leases within 1.4M SF of office space following the arrival of Amazon's HQ2 in 2023.

Recent investments in the area's aging office stock have resulted in a mix of quality spaces ranging in size and affordability that can accommodate start-ups, mid-size companies, and established anchors in National Landing's highly accessible and amenitized neighborhoods. Average base rent for all classes remains stable at $37/SF, slightly more affordable than surrounding districts.

Housing Market
Positive Class A Leasing

Over 4,700 new residential units are under construction or have been delivered since Amazon’s 2018 announcement, including those at Altaire, The Whitmer, The Clark, The Sur, Sage, The Milton, The Grace and Reva, Hazel, Azure, The Zoe, Valen, and Crystal House. National Landing is proud to be home to over 1,100 committed affordable units and anticipates the delivery of additional deeply affordable units at Melwood and Crystal House in coming years.

National Landing welcomed over 1,700 new units in 2024 making it a record year from residential unit delivery in recent history. Following a slight dip in overall occupancy due to the flood to the market, National Landing has experienced both positive leasing activity and net absorption for Class A product - a testament to the area’s growing appeal meeting strong housing demand.

Hospitality Market
Largest Hotel Hub Outside of Downtown DC

With over 5,500 hotel rooms, National Landing is the largest DMV hotel hub outside of Downtown DC. National Landing's hospitality market remains resilient amidst uncharacteristic market uncertainties. Local hoteliers' steady focus on group travel, trade events, and destination marketing is paying off. Year-over-year revenue per room is positively trending and faring well among peer districts.

National Landing continues to diversify its offerings while remaining affordable at roughly $90 cheaper than Downtown DC per night during the peak season. In May, Westin Crystal City celebrated its re-opening after renovations; in September, boutique hotel, AC Hotel Arlington National Landing, opened; and 344 hotel rooms at 2100 Crystal Drive, an office conversion supported by Arlington County’s Commercial Market Resiliency Initiative, is under construction.

Retail Market
Increasing Retail Diversification

National Landing’s prominent retail areas, curated with several local, minority, and women-owned businesses, saw over 1.8M people in Q1. Two such businesses, Falafel Inc. and Bird’s Eye Tiki Thai, have reached the milestone of moving to brick-and-mortar spaces from their Water Park kiosks where they were able to test the northern Virginia market with less risk. 

With recent and anticipated openings, National Landing’s retail offerings include more neighborhood serving establishments, including food and beverage, personal service, entertainment, and experiential retail. National Landing welcomed nearly 30 new business in 2025 and anticipates several new openings in the coming months.
